Student Housing Australia specialises in the management of purpose built fully furnished student accommodation complexes.  In addition to our management services we also conform to the planning permit conditions of the building, providing student accommodation specialist services which include Pastoral Care, Car Park monitoring, Resident Eligibility and 24 hour onsite Caretaking, which is a requirement to be an approved Managing Agent for Student Accommodation in addition to normal estate agency management requirements.

General Information:

Insurance – Content, Public Liability & Landlord Protection
The buildings insurance does not cover individual apartment contents such as carpets, window coverings, electric light fittings, public liability and any items owned by the owner and for the tenants use such as Microwave, TV’s etc. inside your apartment.
It is therefore essential to ensure that you put in place insurance cover to protect you and your investment. This cost is usually a tax deductible item.

Reference Checking
For each prospective Tenant we carry out rigorous reference checks which we use in conjunction with the National Tenancy Database to verify their credentials.  However, this may not be necessary with students traveling from overseas for the first time. In these cases the Australian Government has already fully verified the student and his or her parents in order for a study visa to be granted.

Tenancy Application
This is the Application we use to gather information from any perspective tenant. 
The information provided is then examined and a recommendation is made to you as to the suitability of the applicant. These applications are student specific.

Managing Authority
Our managing authority has been included to explain our fees in relation to the letting and management of your property.  These fees also cover all our services for your student accommodation planning permit compliance and marketing costs.

Urgent Repairs
As noted on page 14 of the “Renting Statement of Rights & Duties” we must state on the tenants lease if we have your permission to spend $1000 in an emergency. 
If we do not receive this approval, then the tenant automatically has this right.
We believe it is prudent for this right to be with the owner’s agent rather then the tenant, especially in the case of new buildings which are initially under a warranty for repairs.

BMT & Assoc, Quantity Surveyors – “Depreciation Schedules”
Depreciation Schedules are use to maximise the tax deductibility of your student accommodation investment. BMT offer heavy discounted fees to SHA Owners as only one inspection of the building is required. This bulk purchasing power is reflected in the discount supplied to owners.
